One of the best ways to find a good builder is by personal recommendation.
If a builder has done a good job for someone you know then chances are he will do a good job for you.

Ask to see a copy of the contractor's Public Liability Insurance
Ensure that you have detailed quotes from at least three builders before deciding on which one to choose. In order for your builder to provide you with an estimate you must provide him with a detailed schedule/specification in writing of what you want done and to what standard. It is important to clarify that the estimates/quote covers all the work in your specification.
Ask the contractor for details of at least two previous jobs – similar if possible to the work that you require to be done
You should consider :
was the work was completed on time ?
was it was done within the agreed Contract Value ?
what were the sizes and values of previous jobs ? (this is important as many contractors are very good at doing small works, but may find it difficult to deal with larger scale or specialised jobs such as a house extension, installation of central heating).
were the clients satisfied with the standard of the work ?
Don't pay a builder 'up front'.
The National Federation of Builders maintains that a reputable builder will not ask for money 'up front', unless specialist materials are required.
Ensure that you have a proper written contract
from the builder detailing what you both have agreed.
