The following summary sets out buildings or building work, which are exempt from control under the Building Regulations Certain minor works are totally exempt from Building Regulation control, these are:
The extension of a building by the addition at
ground level of:
(a) a conservatory, porch or covered way, or
(b)
a carport open on at least two sides.
Where the floor area of an extension does not exceed 30m2 and provided, in the case of a conservatory or porch, that glazing satisfies the safety glass requirements of Approved Document N.
The erection of a small detached single storey building
having a floor area not exceeding
30m2 which contains no sleeping accommodation and is either:
(a)
situated at least 1m from the boundary of the property, or
(b) is constructed substantially
of non-combustible material
The erection of a small detached building having a floor area under 15m2 and containing no sleeping accommodation.
Builders' huts, sheds and temporary sales offices
Temporary buildings and mobile homesGreenhouses and agricultural buildings providing certain criteria are met and in the case of greenhouses only where the principal use is not for retailing, packing or exhibiting.
Greenhouses and agricultural buildings providing certain criteria are met and in the case of greenhouses only where the principal use is not for retailing, packing or exhibiting.
Buildings not frequented by people, such as those housing plant and machinery.
Certain buildings controlled under other legislation such as those subject to the Explosives Act 1857
